The City Council has also moved to approve plans to develop a 47,200-square-foot flex office building across Estrella Parkway from City Buildings. The building permit review has already been submitted.
The business park is located north of West Edison Road and North Estrella Parkway.

Spaces as small as 2,700 square feet are likely available, with lease rates ranging from $18 to $23 per square foot NNN (triple net). All spaces have access to roll-up doors or track wells. We now have the flexibility to design the space to suit our tenants’ needs. Estrella Gin Business Park LLC expects to be able to help improve tenants on the owner’s credit during construction with general contractor partner Construction Solutions Company, Cook said.
EGBP also recently acquired approximately 2 acres of land on the northeast corner of Edison Road and Estrella Parkway. In addition to that square footage, Cook said his 1.9-acre pad in the northwest corner of the development is a prime location for retail, drive-thru, gyms, banks, and more. Both can be leased to order.
EGBP has build-to-suit opportunities, including flexible land along West Edison Road and North Roma Road, and a hotel with a water park across the street. Others include offices, flex offices, retail stores and drive-thru.
